GENERAL POLICIES

  • All room rates subject to Current Maine State Lodging tax.
  • All room rates (unless otherwise written) are per night double occupancy.
  • Please note that all rooms are accessed via four to fourteen steps.
  • Charge for an extra person in the same room is $20.00 per night.
  • Kids 16 & Under Stay Free in Farmhouse B Building.
  • Rollaway beds are available at $10.00 per night.
  • Check-in time is 3 p.m. for rooms, and 4 p.m. for efficiencies/housekeeping cottages.
  • Check-out time is 11 a.m.
  • Sorry, no outside cooking (grills, etc.) allowed.
  • Sorry, no pets.
  • All of our rooms, restaurant, and lounge are Non-smoking.
  • Rates only guaranteed for deposited reservations.

ADDITIONAL POLICIES

Length of Stay

All length stays are welcome in most rooms but Saturday Night only stays are not available for advance booking until 48 hours prior to arrival. Most Cottages require weeklong stays for peak summer.

BOOK EARLY: Rates only guaranteed for reservations received at least 14 days in advance. Reservations less than 14 days prior to arrival will be $10 to $40 more per night.

Deposit Policy

All reservations require an advance deposit. VISA, MasterCard, Amex, and Discover may be used for the deposit; the charge will be processed immediately. Deposits made by credit card are subject to the same cancellation and refund policy as deposits made by check or cash. Personal or banker’s checks (U.S. funds only) are also accepted for deposits, but only if the check is received 30-days or more prior to arrival to ensure bank clearance of the check.

Deposit Amount Required

50% deposit due for all stays at time of booking.

Cancellation and Refund Policy

Most Units: Cancellations received 14 days or more prior to arrival are subject to a $25.00 per room processing/cancellation fee. Cancellations received less than 14-days prior to arrival are non-refundable. There are no refunds for early departures.

Housekeeping Cottages Policy: Cancellations received 60 days or more prior to arrival are subject to a $150.00 per room processing/cancellation fee. Cancellations received less than 60-days prior to arrival are non-refundable. There are no refunds for early departures.

These policies reflects our “off the beaten track” location. Because we are 6.5 miles from major roads and heavy traffic, we get very little walk-in business, and advance reservations are the foundation of our business. When a cancellation occurs, it is difficult and unlikely that we will be able to resell the room.
